House rules

Status 27.02.2024

  1. The apartment and inventory must be treated with care and cleaned regularly. Missing or destroyed furnishings will be replaced at the tenant’s/occupant’s expense.
  2. The apartments are non-smoking apartments. Smoking is only permitted outside the apartment.
  3. Disturbing noise is generally to be avoided. During the general rest period from 8 p.m. to 7 a.m. and on Sundays and public holidays, any disturbing activity must be avoided. Musical instruments, radios and televisions may of course only be operated at room volume.
  4. Balconies and terraces must be kept clean. The permanent installation and use of washing lines on balconies is not permitted. The installation of antenna systems is also prohibited. Barbecuing with coal or gas is not permitted on the balcony. A barbecue hut is available for this purpose.
  5. Waste paper must be disposed of separately from residual waste in the containers provided for this purpose. Waste glass should be disposed of in the public waste glass containers.
  6. If you wish to attach a nameplate to your letterbox, we can provide you with magnetic tape on request. You are not permitted to attach your own nameplates. The existing numbering on the letterboxes must be retained. The tenant will be charged for the removal of lettering, stickers etc. after moving out.
  7. Driving on the access roads to the individual house entrances with cars/trucks is not permitted.
  8. Keeping pets is only permitted with the prior written consent of the landlord.
  9. All traffic areas (stairwells, corridors, etc.) must be kept clear. It is not permitted to leave bicycles, umbrellas, shoes, boots, household items, etc. in front of the apartment entrance door in the hallway.
  10. No objects or hygiene articles that could cause a blockage may be thrown into the toilet. The tenant is liable for any damage caused and the costs of clearing a blockage.
  11. Defects and faults in communal technical equipment and facilities must be reported immediately to the manager/house supervisor. Under no circumstances may attempts be made to rectify faults on one’s own. The instructions for the use of these installations and facilities must be strictly observed.
  12. He installation of washing machines and dryers in the apartments is not permitted.
  13. Drying laundry in the apartments is not permitted.
  14. Kitchen: the ceramic hob and oven must be treated with care. Any soiling must be removed immediately and thoroughly. Please use only commercially available products. Improper treatment of the kitchen will be charged.
  15. Ventilation: Apartments must be ventilated daily and sufficiently! It is not enough to tilt the windows. They must be opened wide so that an exchange of air can take place. Stale, humid air must go out and fresh, dry air must come in. To do this, open all windows in the home wide at least twice a day for at least 10 minutes and after every shower and cooking session. If the windows in your home mist up on the inside and water droplets form, you need to air them out at the latest. This is the point at which harmful mold starts to grow.
  16. These house rules can be amended and supplemented by the administrator. Any amendment must be made in writing and becomes part of these house rules. Should one or more provisions of these house rules not be applicable, the other provisions shall nevertheless remain in force.
  17. Repeated or multiple violations of the house rules will result in termination of the tenancy. Damage to the apartment, furnishings and furniture must be compensated.

Before departure please:

  • clean the kitchen
  • dispose of the garbage
  • urn down the heating

Please place the apartment keys in a clearly visible place, e.g. on the dining table, and simply close the door. Please note that you will then no longer be able to enter the apartment, i.e. all personal belongings must be removed beforehand.
As we do not take a deposit, we can certainly expect you to inform us of any damage you have caused. We would be very grateful for this.

Temporary guests
Unless a fixed rental period has been agreed, you must give written notice of termination of your tenancy within the agreed period.
If there is no particular need for discussion, for example due to damaged, missing or very dirty furnishings, you can leave all the keys in the apartment on the day of departure and just close the door.
When you move out, please clean the kitchen, dispose of your garbage and turn down the heating.
We will then settle the deposit and final account. We may need your bank details for this.

Garbage

There are two containers for residual waste and a container for paper waste on the way to the stairwells. Please dispose of paper waste separately from other waste. Please shred paper waste (boxes, cardboard) as far as possible and help to reduce the volume of waste. Please do not put waste bags on the ground once the container is full, but take it to the second container approx. 20 m away, where you are sure to find a place to put it. This way, nobody has to look at ugly waste bags and animals don’t have the opportunity to scatter them around.

You can dispose of used glass in the used glass containers in the city area. Locations of nearby used glass containers:

  • Klausener Weg, 54516, Wittlich (behind the bridge over the L141 towards the town center)
  • Rommelsbach, 54516 Wittlich (large parking lot near the town center)

If you have bulky waste to dispose of, please contact the property management.

Registration at the residents' registration office

Vacation apartment
Section 30 of the Federal Registration Act stipulates that the landlord of vacation apartments must have the persons accommodated sign a registration form in which the following data is collected:

  • Date of arrival
  • Date of expected departure
  • First name, surname and date of birth of all fellow travelers
  • Identity card or passport numbers of all fellow travelers

Temporary accommodation – guests
If you are planning a stay lasting longer than 6 months, you must register with the registration office within 2 weeks of moving in if you are already registered for another residence in Germany.
If you are not registered for another residence in Germany, you must register with the registration office within 2 weeks of moving in if the planned stay exceeds 3 months.
To register with the registration office, you will need a landlord’s confirmation of residence, which you can obtain from us on request.

If the planned stay is less than 6 or 3 months, please refrain from registering.

Bed linen / towels

Vacation apartment
Your vacation apartment is equipped with bed linen and towels. Bed linen can be changed during your stay on request. There is a charge for this.

Temporary accommodation – guests
If bed linen and towels are not included in your offer, the apartment is not equipped with them. You must bring your own bed linen, i.e. sheets, blankets and pillows, as well as towels. You can purchase bed linen and towels from us on request.

Barbecue / barbecue hut

All our guests are welcome to use our barbecue hut. You can use your own barbecue here. The use of wood, charcoal or gas barbecues on the balconies or terraces is prohibited, as it would disturb the neighboring apartments too much.

Internet / WLAN

Each apartment has its own password-protected router. It can be used via WLAN or cable. The password can be found on the router.

The following applies to our temporary guests:
If you have booked Internet or it is included in your offer, it must be activated separately by us. If it is not activated, you will see the signal but will not be able to use it.

ATTENTION: Please do not reset the router under any circumstances. As a result, it will no longer work and will have to be reconfigured by our technician at great expense!

Parking

The two parking spaces in front of and next to the house are exclusively available for our guests. Please let us know your license plate number so that we can identify unauthorized vehicles.

Post and parcel services

Each apartment has its own letterbox for the delivery of post. The letterboxes are marked with the apartment number. These numbers are part of your address. Your postal address is therefore:

It is absolutely necessary to state your apartment number as an additional address. Otherwise your mail cannot be delivered.
If you would also like to attach your name to the letterbox, we will be happy to provide you with a magnetic carrier tape.

Cleaning service

Vacation apartment
For longer stays, an intermediate cleaning service can be provided on request. This would be charged at cost. Otherwise there will be no cleaning or change of bed linen during your stay.

Temporary accommodation – guests
We are happy to offer you regular cleaning of the apartment (weekly, fortnightly, monthly). Cleaning will be charged on a time and material basis.

Locksmith service

If you get locked out, we will be happy to help you. We will do this free of charge during normal business hours. Normal business hours are Monday to Friday from 9:00 to 18:00.

After 18:00, at weekends and on public holidays, we charge EUR 40.00 for this service, payable in cash on opening.

If the key is stuck in the cylinder from the inside, it may be necessary to call in a specialist company. In this case, the costs will be based on the work involved.

Please understand that we can only offer this service if it is available and not around the clock!

The costs for a simple door opening (not locked, not defective) are between 80 and 180 EUR (without guarantee!). Find out about the price in advance!

External locksmiths are also not available around the clock.

We advise against hiring locksmiths “from the Internet”. Instead, look for a hotel in Wittlich for the night. It is cheaper.

TV / Fernsehen

Our television system is operated via satellite reception with a given capacity. All receivable channels are fed into the house network. No other channels can be received. A channel search will not bring up any additional channels. If the TV system malfunctions, please inform your caretaker.

Laundry

We operate a washing and drying machine for the common use of our guests. If you would like to do your laundry as a guest in a vacation apartment, please let us know and we will provide you with a key.

The following applies to our temporary guests:
If you have booked the option to do laundry or this is included in your offer, you will receive a key to the machines.
Alternatively, you can set up your own washing machine and dryer in a specially designated basement room. Please understand that washing machines and/or dryers cannot be set up in the apartments.
